About the role

TEMPE, AZ / REAL ESTATE / FULL TIME

Culdesac builds cities for people, not cars. Our goal is to create the first car-free city in the US. Culdesac’s CEO Ryan Johnson was previously on the founding team of Opendoor, and our investors include Khosla Ventures, Zigg Capital, Initialized Capital, and Y Combinator.

We started by creating the first car-free neighborhood built from scratch in the US - Culdesac Tempe, a $170 million mixed-use neighborhood development for 1,000 residents opening in 2022. The neighborhood covers 17 acres and features 55% open space, shared courtyards, and abundant bookable spaces. Culdesac is the co-developer and tech-enabled property manager. More on us here.

As a Real Estate Development Manager at Culdesac, you will be an integral part of developing our next set of car-free projects. With our multi-disciplinary team, you will assist in the identification and analysis of potential locations and related outreach, design, and planning. Your work will span urban planning, project design, feasibility and entitlements. This role is either Tempe-based or will require relocation to our next undisclosed site. Remote work is not offered for this position.

How you will make an impact:

  • You will conduct monthly monitoring of project financials, and working with the Head of Real Estate to set yearly project budgets and financial goals.

  • You will assist the Head of Real Estate in all aspects of site control, as appropriate, including research on ownership, negotiating purchase agreements, and securing access.

  • You will support the Head of Real Estate on all aspects of new project due diligence and pre-development.

  • You will review existing entitlements and regulatory processes and study relevant local codes for potential sites

  • You will participate the conceptual planning and design of potential projects.

  • You will build real estate finance pro formas and perform related real estate data collection and analysis.

  • You will create slide decks related to development projects for external users.

  • You prioritize a lifestyle leveraging public transportation, micro mobility, and other alternatives to private cars.

  • You have a Bachelor's degree or Master's degree in urban planning, real estate development, or a related field.

  • You have strong domain knowledge; check back later for generalist positions.

  • You are a driven, ambitious person with an innate sense of humility.

  • You have excellent oral and written communication skills.

  • You are adept at data analysis.

  • You are experienced with real estate financial modeling.

  • You are intrinsically motivated by quality work and collaboration.

  • You are excellent at giving and receiving constructive feedback, especially the hard-to-give variety.
