The Problem: The process of estimating the cost of a real estate development project is currently done manually, which could take many weeks and is prone to human error. The construction industry also lacks transparency, making it difficult for stakeholders to benchmark projects, understand local market dynamics, learn from past projects, and anticipate future cost escalations.
The Solution: PLAN0 uses computer vision models to analyze architectural plans and generate detailed cost estimates. Through industry partnerships, the platform is also building a database of historical and real-time cost data to power its analytics. A developer can test whether switching from concrete to steel reduces cost, a lender can stress-test against historical overrun patterns, and a contractor can lock in steel pricing ahead of forecasted hikes.
Background Story: Arash has led over $7B of commercial real estate projects across private equity, lending, and development in North America. After experiencing many of these challenges firsthand, he partnered with his brother Shervin (ex-Apple) and best friend Dimitris (ex-Citadel, MIT) to build PLAN0.
