The Problem

Property management operations are relentless, high-stakes, hands-on work built on relationships with owners, tenants, and vendors that take years to earn and seconds to lose.

It's overwhelmingly manual: roughly 90% of the work is still manual and extremely labor-intensive with 89% of property management companies outsourcing work to teams overseas.

Maintenance requests, leasing inquiries, repair verification, lockouts, owner updates all trigger a back-and-forth that can drag on for weeks. Someone answers, gathers details, routes the task, chases it down, follows up.

About half of leasing inquiries come in at night and on weekends, when no one's answering. Conversion drops 7x after the first hour.

Maintenance bleeds from the other side: unresolved work orders are a top reason tenants don't renew, and every lost renewal costs thousands once you count turn and vacancy.

  • Cross channel intake — captures leads from listing syndication, email, SMS, web forms, and phone, normalizing them into a single queue
  • Intelligent qualification — applies a proprietary relative and objective scoring algorithm to qualify and prioritize prospects in real time as new information comes in
  • Smart routing — matches each lead to the right unit, schedules the tour, sends the application, and tracks completion
  • Document analysis — reviews submitted IDs, pay stubs, and bank statements, flagging income, completeness, and inconsistencies against your criteria
  • Verification & screening — runs identity verification and background/credit screening, then compiles a clean, decision-ready file
  • Persistent follow-up — chases prospects intelligently until they're marked qualified
